Conservation Properties

Due to the increased national awareness regarding the protection of important lands, conservation properties have continued to develop in terms of interest, size, and public and private capital allocations. The value associated with a conservation property investment is captured and preserved through the implementation of a conservation easement. Through the appropriate utilization of a conservation easement, properties with unique conservation characteristics can continue to generate revenue through the inherent timber value, agricultural value, and/or cattle ranching operations associated with the underlying land among others. In addition, conservation properties can provide a recreational real estate residual value that can often sell for multiples of the allocated “dirt value,” and in some cases, tax credits can be generated through the implementation of a conservation easement. These tax credits can then be used over time by the landowner or can be monetized and sold as transferable tax credits to taxpayers with a greater need for the credits.
